Yeah I do change my mind too often....although I already got the septic permit approved, and I am submitting for the building permit before the end of this month....I think that's why I want to move to AZ, too many rules and too many people in So Cal.

My goal is to break ground before the end of the year

    Re: Living in Flagstaff, AZ

I research real estate sales and land purchases all day long for a public utility company in California and a few things people aren't cautious of when buying land are:

    1) WATER RIGHTS!

    2) Electrical Service (Line extention charges, service capacity, etc, overheard/underground requirements)

    3) Ingres/Egress

I'd love to buy an entire section of land in Northern Arizona for future speculation development (Custom 1-2 acre homesites/master planned community), but a lot of what I'm finding is that there are no water rights on the land, electrical service doesn't exist, and subdivisions have taken place over the years and there is no existing LEGAL access to a lot of this property.

Eric, you're sitting on a GOLDMINE once you make all of the improvements to your property. They aren't making any more of it! Well, they are, but in Dubai!

    Re: Living in Flagstaff, AZ

Thanks for the input Cameron, I guess I still have a lot to learn about land prior to purchasing my next plot. I lucked out with the property in Bonsall, I spent about 3 hours researching it and didn't know much about land in any respect other than I wanted to be able to have a shop and not have people breathing down my back. When I started researching the utilities there were a lot of people who mentioned the costs might be through the roof, at first I thought they were trying to piss on my parade but eventually found out it is pretty common to have funky rules/easements/utilities that can be a pain in the rear. Sometimes I wonder if So Cal acreage is worth the cost
